Valuations 2010
The Department of Environment and Resource Management (DERM) undertakes statutory valuations of land in Queensland.
On 22 March 2010 DERM released annual valuations for the following 23 local government areas: Balonne, Banana, Brisbane, Bundaberg, Cassowary Coast, Charters Towers, Cook, Croydon, Etheridge, Fraser Coast, Gold Coast, Lockyer Valley, Moreton Bay, Redlands, Rockhampton, Somerset, South Burnett, Southern Downs, Torres, Townsville, Weipa, Western Downs, and Whitsunday.
These valuations reflect the overall change in the market between the last valuation (a maximum of five years ago) and 1 October 2009. Valuations will take effect on 30 June 2010.
The 2010 valuations were calculated using an ‘unimproved value’ methodology—the same approach adopted in previous years.
Valuation and market tables for major residential localities are provided to help landowners understand how their 2010 revaluation compares with other residential values in the same suburb and local government.
Please note valuation and market tables statistics are only provided for suburbs with 300 or more residential properties. Therefore where a suburb has less than 300 residential properties, statistical information has not been provided.
Landowners, who believe their valuation is incorrect, and have evidence to support their claim, have until 6 May 2010 to lodge an objection. This year the objection process has changed and it is essential that landowners use the correct form and read the step by step guide before filling in the Notice of Objection—Land Valuations (Form 58). A landowner who is not satisfied with the decision on the objection, can appeal to the Land Court. For the 2011 valuation, the Queensland Government has announced it intends to move to a ‘site valuation’ methodology for non-rural land. This is the method used in other Australian states and territories and is expected to provide a simpler methodology supported by the property industry, local governments and other stakeholders.
